Planning Permission & Building Regulations

  Should your property require Planning Permission or Building Regulations, then SEHBAC can send out a highly trained and professional architect to gather the full details the council requires to make a decision on granting them. You will receive the same detailed drawings that are used for submission and kept up to date with how things are moving along. Below are a set of guidelines indicating if your property may require Planning Permission or Building Regulations.

Planning Permission

The following guidelines are an indication to general Planning requirements, however area variations can apply. So you are advised to check with your local area Planning Office

  The Conservatory can come out no further than 3m from the original back wall of the property on a semi-detached or terraced building.

  On a detached property, the Conservatory can come out no further than 4m from the original back house wall without requiring Planning Permission.

  If permitted development rights have been removed from your property then Planning Permission will be required.

  Listed properties and those in conservation areas will also need Planning. These guidelines should help you get a scope on whether your property might require Planning.

Building Regulations

Below are some of the Exemption Criteria - under the Building Regulations 1991 (as amended). These criteria must be met for a conservatory extension to be classified as exempt*:

  The extension has a completely transparent or translucent roof.

  The extension walls are substantially glazed. Must have at least half the area of the walls formed of windows. Must have at least three quarters of the area of the roof formed of glazing, polycarbonate sheets or similar translucent material.

  The extension has a floor area not exceeding 30m squared.

  The extension is sited at ground level.

  The extension is permanently separated from the remainder of the property by means of a door.

  Any radiator within the conservatory is controllable. (If fixed heating installations are proposed, they should have their own separate temperature and on/off controls).

  The glazing satisfies the requirements of part N, Schedule 1 (toughened/safety glass).

  The extension does not contain any drainage facilities. (i.e. sink, WC, or washing machine)
